Lean To Sunroom In Bangor, Northern Ireland
Our clients wanted to change their existing conservatory to a modern sunroom extension and brought us on board to take care of the project.
The original room was added onto the back of their property around all of the existing drainage and pipework, so part of the task was to relocate these before building the new sunroom extension.
Our clients opted for a single pitched lean to sunroom extension with two velux windows in the tiled roof and large sliding patio doors leading into the garden.
Our team got to work with the surveys to plan out the entire project.
Structural load bearing calculations, steel beam calculations and heat loss calculations (whole dwelling SAP by a specialised energy assessor) were all carried out and the relevant adjustments and materials confirmed to ensure maximum thermal efficiency and current building regulation compliance.
Once all of the build calculations were confirmed, the new lean to sunroom got underway.
We added a new soil stack to the side of the property and connected new bathroom waste pipes. Internally, a temporary flexible waste pipe was connected to the existing toilet in preparation for our plumbing team visiting to carry out the bathroom renovation.
A new downspout was added to the side of the property and the external tap moved, and both were connected into the new drainage gullies.
The next stage of the project was to remove the old conservatory, foundations and pipework. Once the area was cleared, new foundations were laid to the same depth as the property, with damp proofing and insulation added throughout. We raised the floor level to flow with the rest of our clients’ home.
A full solid wall was built close to the boundary line with the neighbouring property allowing full privacy, with a dwarf wall added on the other side.
Additional Structural steel beams were added throughout the sunroom inline with the load bearing calculations.
Our clients opted for anthracite grey casement windows with a beautiful apex window at the side to allow plenty of natural light to flow into the new room.
Anthracite grey sliding patio doors were designed to fit across the entire wall leading into the garden, allowing maximum light flow.
We used our climaguard 1.0 double glazed units throughout the entire project for maximum thermal efficiency.
Once the new roof with velux windows had been added and the new sunroom extension was weatherproof, the internal works began.
The new Lean To Sunroom was wired and plumbed for two new radiators and 4 double electrical sockets, with low energy spot lights wired into the ceiling.
The house originally had a set of sliding patio doors and a back door leading into the old conservatory. Our clients opted for an open plan extension, so we removed all of these along with the original kitchen window. The brickwork below the existing window was also removed, with the surrounding insulation inspected and upgraded where needed.
The entire room was freshly plastered, and external spot lights added to the roofline on the outside of this stunning single pitch lean-to sunroom extension.
